Whether you're moving into a CloverLeaf Property Management property or saying goodbye for now, these simple lists provide a blueprint for a successful move. Move-in Checklist

We're excited to welcome you to your new home. Please use the checklist below as a guideline for a seamless introduction to your rental property: 

First Month's Rent & Security Deposit

We require your first month's rent and security deposit at the lease signing. Your security deposit will be held as collateral throughout the duration of your lease. 

Move-in Date & Inspection

We will schedule your official move-in data at the lease signing. If necessary, an inspection will also be scheduled at this time. 


All utilities must be placed in your name. To prevent a potential outage, be sure to place accounts under your name as quickly as possible. We recommend calling the utility companies five days before taking occupancy. 


Move-out Checklist

All good things must come to an end. While we're sad to see you go, this move-out checklist should prove useful as you prepare to leave your CloverLeaf Property Management rental.

Notice of Intent to Vacate

If you wish to leave your residence, you'll need to refer to the terms outlined in your lease. Certain fees may apply if you choose to break your lease. Please be sure to provide written notification of us your intent to vacate the premises, respecting the timeline in your lease.

Property Condition

You are responsible for returning your property to rent-ready condition. This includes addressing the following elements:

  • Rental Cleaning: Your unit must be thoroughly and professionally maid cleaned and carpet/tile/grout cleaned and sanitized. Please pay special attention to the kitchens and bathrooms, wiping countertops, cabinets, and appliances. You also need to vacuum and shampoo carpeted areas, wash windows, and remove all refuse from the property. Any garbage left behind may result in an additional fee.
  • Landscaping & Outdoor Areas: You must also return your outdoor living space to its original condition. Please ensure you've addressed all landscaping responsibilities, including mowing the lawn, weeding flowerbeds, free of all debris and replacing burnt out exterior lightbulbs.
  • Repairs: Please be sure to address any damage that has occurred during your stay. This includes patching holes left from nails and screws, replacing lightbulbs, and painting, where necessary. If your residence has substantial damage, contact our offices for assistance.

Security Deposit

We will return your security deposit to you within the 30 days explained in the lease contract. Please note, any fees, back rent, and repair costs will be deducted from the security deposit.

Remember, you cannot use your deposit as your final month's rent. If you fail to pay rent for the last month of your stay, your delinquency will be reported to the appropriate credit bureaus. We may also pursue legal action for back rent owed.

Submit You Notice to Vacate

Please read all and follow the link below (required).


We received your intent to vacate. A notice to vacate may be effective no less than 30 days from the date of your notice but no less than the last day of your lease contract.

If Applicable, Early Termination options:
A) No notice required: Pay a termination fee equivalent to two months rent 5 business days before move out. Full month's rent is always due on the 1st even if planning to move out that same month, any prorated rent due (after home is surrendered) can be deducted from the termination fee. Deposit will be refunded within 30 days less any damages or cleaning charges. This option only available during peak leasing season (May through July).
B) Minimum 30 day notice required: Pay a reletting fee equivalent to 1 Months rent at time of notice delivery & pay rent as usual until home is re-rented. Prorate rent after a new tenant moves in will be refunded along with deposit (less any damages or cleaning charges).
Reletting Fee's cover the costs of Marketing, Realtor Commissions, Lock Changes, & Make Ready needs. Reletting Fee's do not cover the cost of cleaning, utilities, trash removal, or damages.
If Applicable, Extended Option:
-If you need to stay past your lease end date, approval is required and month to month fess will apply.

Remember per your lease agreement, a 30 day notice to vacate is required and you must allow realtor accompanied showings. Please help us re-rent the home by keeping it as clean & tidy as possible, we know there will be some "moving" clutter and that's okay.

If you wish to decline showings during the last 30 days of your notice period, you must pay the fee described in Section 14, Paragraph D, #2 of your lease contract.

Please provide us a forwarding address and please leave the home in the condition you received it. As a courtesy, we will gladly coordinate cleaning and carpet cleaning and deduct our discounted rates on those services from your deposit (apx $600-$1000 for a thorough move-out cleaning including floors).

You will be sent a virtual move out inspection to document the condition of your home, to be completed once your home is completely cleared out, free of all boxes, furniture, trash. Our property manager will inspect the home after your move out date to determine if and what trades need to be sent to bid on various repairs and cleaning.

Remember to leave trash bins empty. Trash may be left in the correct bins if trash service is still in effect and your trash day is within a couple days of your move out. Anything the trash company does not pick up will be removed by us and charged back to your deposit.

Please leave the yard with a fresh mow and edging, if you have flowerbeds, they must be maintained. Sweep and rinse out your patios and garage.

A lockbox will be placed on the front door knob. You will be given the code and a key must be left inside the lockbox for realtor-accompanied showings, but may be removed during the night or in between showings.
