Application Criteria: Cloverleaf Property Management carefully reviews applications and uses the criteria listed below.

Cloverleaf Property Management is committed to ensuring our properties are rented to reliable and trustworthy tenants. To that end, we've established the following application criteria:

Basic Requirements:

  • Credit Rating: Satisfactory credit rating is required. In cases where there's no credit score due to no debt, that's considered satisfactory. Typically credit scores above 600 are accepted, but we know a score may not reflect the behaviour we are seeking so please call us with any questions.
  • Rental History: Applicants must have a favorable and verifiable rental history. No broken leases or evictions in the previous five years.
  • Income Proof: Net income should be at least 3 times the rent, either per lease-holder or per couple. Those with high debt to income ratios may need to show greater income.
  • Photo ID: A valid government-issued photo ID is required. We do not rent to individuals residing in the US illegally.
  • Criminal History: We require an acceptable criminal record. No convictions related to illegal drugs or violent crimes in the past 10 years. Other convictions are assessed on an individual basis.
  • Pets: If applicable, provide a clear photo of your pets.

Application Process:

  • Submission: Submit your application, provide proof of income, and pay the application fee online. Verification (landlord, criminal, income) is needed for full approval. Processing may take one to three business days.
  • Approval: Once approved, promptly pay the security deposit and any nonrefundable fees. The property isn't reserved until the deposit has been received and the lease is signed.
  • Rent Start Date: If the property is rent-ready, rent begins typically within a week. If not, rent commences a week after the property becomes ready. Moving in can be immediate upon lease paperwork completion.
  • Final Steps: Review and sign the lease paperwork, pay the first month’s rent and any other dues, provide utility account numbers, proof of renter’s insurance, and a photo ID. Then, collect your keys and enjoy your new home!

Additional Information:

  • Pets: If pets are accepted, additional deposits, fees, and rents may apply, typically per pet. Most homes permit up to two pets. However, not all properties are pet-friendly; ensure compatibility before selecting a home.
  • Renter’s Insurance: Proof of renter’s insurance, covering a minimum of $100,000 legal liability for damage to the landlord’s property and naming Owner/Agent as an additional insured, is mandatory throughout the tenancy.
  • Home Condition: We ensure our homes meet a quality standard and are professionally cleaned. We guarantee a final yard mow & trim before moving in. While we ensure all appliances function correctly, applicants are encouraged to tour homes before applying to ensure they meet their expectations.

Important Notes:

  • Every applicant aged 18 or above, even married couples, must submit an application.
  • Applications missing photo ID or payment will be on hold until both are provided.
  • Application fees are $50 per adult. Submit fees via the application link on our website.

Pet Policy:

  • 2 Pets Only, No less than 1 years old.
  • $50 One time admin fee per pet.
  • $25/per pet increased monthly rent.
  • $250 Additional Deposit per pet.
  • No Fees or Deposits for Verified Service Animals.
  • All pets must be spayed or neutered.
