To ensure a smooth transition, we require tenants to submit their notice to vacate through the completion of the form provided below. Please adhere to the following guidelines and options available for vacating the property:
Notice Period Requirements:
- A valid notice to vacate cannot be shorter than 30 days from the date you submit your notice and must not precede the termination date of your lease agreement.
Early Termination Options (If Applicable):
- Immediate Move-out:
- No prior notice needed - Pay a termination fee equivalent to two months' rent at least 5 business days before moving out.
- The full month's rent is due on the 1st of the month, even if you plan to move out during that month. Any prorated rent owed after the property is surrendered may be deducted from the termination fee.
- Your deposit will be refunded within 30 days, minus any deductions for damages or cleaning.
- Note: This option is only available during the peak leasing season (May through July).
- Standard Early Termination:
- 30-day notice required - Pay a reletting fee equivalent to one month's rent upon notice submission and continue paying rent as usual until the property is re-rented.
- Any prorated rent due after a new tenant moves in will be refunded, along with your deposit, minus any charges for damages or cleaning.
- Reletting fees cover marketing, realtor commissions, lock changes, and make-ready needs but do not include cleaning, utilities, trash removal, or damage repairs.
Extended Stay Option (If Applicable):
- Should you need to extend your stay beyond the lease end date, approval is required, and month-to-month fees will apply.
- Your lease agreement mandates a 30-day notice period for vacating the property, during which you must allow realtor-accompanied showings.
- To facilitate re-renting, please maintain the property in a clean and orderly state, understanding some moving clutter is expected.
- Opting out of showings during the last 30 days requires a fee as specified in your lease agreement.
- Upon vacating, please provide a forwarding address and ensure the home is returned in the condition it was received. We offer discounted rates for cleaning and carpet cleaning services, deducted from your deposit.
- A move-out inspection will be conducted once the property is cleared. Our property manager will review the property post-move-out to assess if any repairs or cleaning are needed.
- Ensure trash bins are emptied, and leave the yard neatly mowed and edged. Clean and rinse patios and garages.
- A lockbox will be installed on the front door for realtor showings. You will receive the code, and a key must be left in the lockbox but can be removed overnight or between showings.
